We size the auger to the pipe, work from the closest cleanout, and verify the clear by running water at full flow before calling the job complete. We never use chemical drain cleaners. On recurring lines, we follow up with a camera inspection so you know whether the line needs snaking again or something more involved.
Most snaking calls are 45 to 90 minutes on site. A standard branch drain runs $200–$300. Main building drain snaking runs $300–$500. On recurring lines, we recommend a camera follow-up so you know whether the line needs cleaning again or has a structural issue — all quoted before any work starts.

How a project goes

Identify the line
Single fixture slow? That's a branch drain. Multiple fixtures slow at once? That's main-drain or vent territory. We'll ask before we book the visit.

Set up
Floor protected, splash area covered, snake reel positioned at the closest cleanout to the blockage.
- 03
Snake
Auger sized to the pipe diameter — too small and you only punch a hole through soft debris; too large and you risk damaging the pipe wall.
- 04
Verify
Run water at full flow for two minutes and watch the drain handle it. A line that runs slow under high flow isn't clear, it's partially clear.
- 05
Decide on camera
If it's a recurring drain, we'll suggest the camera follow-up so you know whether you're paying for snaking again or for something else.

01 How much does a service call cost?
A standard residential service call runs $250–$350, which covers the visit and a one- to two-hour repair. Larger work — camera-follow-up drain cleaning, multi-fixture installs, leak repair behind drywall — is quoted on site before any work starts, so the number you agree to is the number on the invoice.

02 Do you warranty the work?
Yes — three months on every job, residential and commercial. If the same issue comes back inside that window, the return visit is included at no charge. The policy is written on the invoice, applied without argument, and the same on a small repair as it is on a major project.

Most service calls book within two to three business days. Urgent calls — active leak, no working toilet in a single-bathroom home, no hot water — fall under our emergency plumbing solutions and get same-day or next-morning slots whenever we can route to you.
