Branch, main, and stack drains. Mechanical auger sized to the pipe. No chemical drain cleaners.
We snake branch lines, floor drains, laundry standpipes, and main building drains with a mechanical auger sized to the pipe. We work from the closest cleanout to the blockage. A snake that’s too small punches through soft debris without clearing it, and one that’s too large damages the pipe wall, which is why sizing matters. We verify the clear by running water at full flow for two minutes before calling it done. We don’t use chemical drain cleaners.
Most snaking calls are 45 to 90 minutes on site. A standard branch drain runs $200–$300. Main building drain snaking runs $300–$500. On recurring lines, we recommend a camera follow-up so you know whether the line needs cleaning again or has a structural issue, all quoted before any work starts.
Scope
Process
Single fixture slow? That's a branch drain. Multiple fixtures slow at once? That's main-drain or vent territory. We'll ask before we book the visit.
Floor protected, splash area covered, snake reel positioned at the closest cleanout to the blockage.
Auger sized to the pipe diameter, too small and you only punch a hole through soft debris; too large and you risk damaging the pipe wall.
Run water at full flow for two minutes and watch the drain handle it. A line that runs slow under high flow isn't clear, it's partially clear.
If it's a recurring drain, we'll suggest the camera follow-up so you know whether you're paying for snaking again or for something else.
License, warranty, written quote. Three things you can hold us to.
Licensed Ontario plumber, liability insurance, and WSIB coverage. License number on every invoice, both documents available on request.
If the same issue comes back inside three months (same drain, same fixture, same valve), the return visit is included. In writing on every invoice.
Every job is quoted in writing, with parts and labour itemized, before any work begins. The number you agree to is the number on the invoice.
We cover the cities below for residential and commercial plumbing. Larger projects across the wider GTA are handled on request.

A standard residential service call runs $250–$350, which covers the visit and a one- to two-hour repair. Larger work — camera-follow-up drain cleaning, multi-fixture installs, leak repair behind drywall — is quoted on site before any work starts, so the number you agree to is the number on the invoice.
Yes, three months on every job, residential and commercial. If the same issue comes back inside that window, the return visit is included at no charge. The policy is written on the invoice, applied without argument, and the same on a small repair as it is on a major project.
Most service calls book within two to three business days. Urgent calls (active leak, no working toilet in a single-bathroom home, no hot water) get same-day or next-morning slots when we can route to you. Either way, expect a callback within one business day so we can confirm the time directly.
